BALTIMORE, MD—Kennedy Krieger Institute has signed a lease with St. John Properties, Inc. for its third International Center for Spinal Cord Injury facility in the greater Baltimore metropolitan region, joining its primary location in Baltimore City, as well as a site in Greenebaum Enterprises and St. John Properties’ mixed-use community of Maple Lawn in Howard County. The group intends to occupy a 13,365 square foot space this July within 425 Williams Court in Greenleigh, a 1,000-acre mixed-use business community located in the White Marsh section of Baltimore County. Bill Jautze of St. John Properties represented the landlord in this leasing transaction.
With plans to mirror its Maple Lawn facility and employ up to 30 people, Tom Novotny, director of operations and business development for the center indicates the Baltimore County location will “incorporate state-of-the-art technology and equipment designed to achieve the most favorable patient outcomes possible,” and that the facility will “rival any of its kind throughout the world.” An experienced team of doctors, health care practitioners and occupational therapists will be supported by advanced robotic technology.
“The Maple Lawn location was sorely needed to reduce commuting times for patients and their families traveling to Baltimore City, which is vital when transporting someone with spinal cord issues,” Novotny explained. “That site also provided additional options for people living in suburban Maryland, Washington, D.C. and Northern Virginia, and the Baltimore County facility is intended to further expand our geographic reach. The single-story building will simplify access and egress, and the building will incorporate dual entry points in the front and rear to separate the range of visits encompassing wellness, rehabilitation and outpatient care for adults and children.”
Kennedy Krieger Institute’s positive experience with St. John Properties throughout the build-out process at Maple Lawn provided incentive for the healthcare organization to work with the company again with this latest real estate requirement.
425 Williams Court is a single-story building containing 31,280 square feet of direct-entry office space. It is equipped with 10-foot ceiling heights and a free surface parking lot.
St. John Properties, together with partner Somerset Construction Company, initiated development activities on Greenleigh in 2007, a business community that includes multiple real estate classes including multifamily. Greenleigh reflects a “New Urbanism” concept, with approximately 500 acres carved out for a range of housing options, mid-rise commercial office buildings and complimentary retail and hospitality amenities.
Upon completion, Greenleigh will include more than 2,200 residential units including single-family homes, townhomes, and multifamily units, along with nearly two million square feet of commercial space.
