BALTIMORE, MD—KYOCERA Document Solutions Mid-Atlantic has signed a lease with St. John Properties, Inc. for 12,148 square feet of space at 1320 Innovation Street.

1320 Innovation Street is a 42,120 square foot single-story flex/R&D building situated within Greenleigh, a mixed-use business community located in White Marsh. KYOCERA Document Solutions Mid-Atlantic recently relocated its Baltimore regional office to Greenleigh. Alaina McCracken of St. John Properties represented the landlord and Ryan Burrows and Rob Schmidt of JLL represented the client in this transaction.

KYOCERA Document Solutions Mid-Atlantic provides equipment, managed print services and IT solutions to companies located throughout Maryland, Washington, D.C., New Jersey and Pennsylvania. This includes offering a wide range of business printers, printing software, content management, process automation and consultancy services. The company is a division of KYOCERA Document Solutions America, Inc., a group company of KYOCERA Document Solutions based in Japan. The company plans to use the new space to house its administrative, technical and sales teams.

“Our move to Greenleigh is a strategic and logical next step in our growth strategy. Along with the existing amenities, we were able to design and construct an interior layout to meet our exact specifications and support the needs of our employees and dynamic operations,” stated Mike Melissas, President – KYOCERA Document Solutions Mid-Atlantic. “Additionally, we are thrilled to be part of a thriving business community. We believe this location places us within the epicenter of the businesses we serve and allows shorter travel times to our clients in the Washington, D.C. and Northern Virginia region.”

1320 Innovation Street is equipped with 18-foot ceiling heights, dock and drive-in loading capabilities and a free surface parking lot. The building has received a LEED Silver certification from the U.S. Green Building Council, and offers an eco-friendly environment. 1320 Innovation Street is among 20 flex/R&D buildings planned for the mixed-used community.

St. John Properties, together with partner Somerset Construction Company, initiated development activities on Greenleigh in 2007, a 1,000-acre mixed-use business community that includes multiple real estate classes including multifamily. Greenleigh reflects a “New Urbanism” concept, with approximately 500 acres carved out for a range of housing options, mid-rise commercial office buildings and complimentary retail and hospitality amenities.

Upon completion, Greenleigh will include 1,900 residential units including single-family homes, townhomes and multifamily units, along with nearly two million square feet of commercial office space. In total, the development will support more than 2.5 million square feet of commercial, retail and hospitality space.

“Greenleigh provides a perfect fit for KYOCERA Document Solutions Mid-Atlantic, based on the business community’s unique development approach that emphasizes walkability, public spaces, on-site amenities and retail options,” stated Matt Lenihan, Senior Vice President, Leasing for St. John Properties.

Founded in 1971, St. John Properties, Inc. is one of the nation’s largest and most successful privately held commercial real estate firms.
